Why use Mullis Residential Drafting and Design Services?
Why are they unique? How do they conduct business?

I am a unique Residential Construction Design company and from day 1 the client is always involved throughout the design process... Its your dream house and as such your happiness is priority one from day one! Typically there are 4-6 meetings that must occur before the final set is complete... a client may give me anything from a simple stick sketch to a floor plan from a magazine they really like and give me a general idea of what they want the outside of it to look like.

After much thought and business input from a private marketing firm, I must collect 1/2 of the full price up front and the remaining balance will be paid upon the completion of the job.. This fee commits both the client and myself and we shake hands on starting the design process.

From there, I focus on the drawings for about a week or so, then we meet again. But on the second meeting we can look at the floor plan together and actually do a walk through of the house so you can explore the space and get a sense of scale and proportions.

One you are satisfied with what the house looks like and we "commit" on the design, I will complete the detailed drawings ready for a contractor (not me) to do a take off bid(s)

Please note: We are strictly a drafting business, and although we do create unique designs we are not providing Engineering or Architectural Services. We do not do Construction Management or tabulate actual Engineering calculations to determine floor framing sizes however we are knowledgeable about construction methods and as such the designs are completed accordingly.

Structural Engineering: I have a licensed structural Engineer on retainer. If the house is complex and requires more than a basic house (ie spaces with large spans and 2nd story floors that will require a structural engineer's stamp of approval - this person will be hired as needed. However the contractor may assume all structural engineering through the lumber company's structural Engineer then no need to hire a separate Engineer. This would be discussed between you and your Contractor at a later date.

How much will your home cost to build it - turn key and ready to move in? It really depends on the contractor and how simple the trim and accoutrements are (kitchen appliances and marble counter tops or costly ceramic flooring). But generally speaking, to determine how much your house will cost multiply the heated area of your house by $100.00/s.f. for an average home. Most contractors say you cant build a house "turn key" for less than $100.00/s.f. If you have a home with costly molding, and multiple roofs its possible to cost as much as $150.00/s.f heated area. A good ballpark figure on the conservative side would be around $125.00/s.f.. heated area

What about unheated areas? How much do they cost? That depends on the areas... A deck area may be $15-20.00/s.f. A covered porch may cost $20 -30.00 /s.f. and a garage may cost $40-45.00 s.f.
