

Fee Structure...
Fees are based upon the complexity of the project... Some projects are simple, some are more complex, some need a simple detailed floor plan and elevations, some need a fully detailed set of house plans. I require 1/2 full payment up front and the balance to be paid in $500.00 installments until the project is finished. All house plans are based on square footages but start at a minimum of $500.00 for any project no matter how simple. I reserve the right to modify pricing depending on the complexity of the project. Some projects have simple roofs other have multiple complex roofs!
For New Houses::
As a general rule of thumb, for a normal set of house plans of an entirely new home, the pricing starts at approximately $1.50/s.f. heated area and around .50/s.f. unheated areas (typically unheated areas are spaces like a garage, porches, and/or decks.) Then I must add "a little bit more" to allow for travel expenses and various meetings along the way. I will work up a quote and submit it to you for your approval.
For Simpler House Additions::
Fees for a set of house plans created for simpler additions to an existing home, I must work up a quote for the entire job and there are several factors that I must consider when working up this quote. For example, (as mentioned previously) I must consider the expenses involved with traveling but also the expenses involved with the time it takes to measure the pre-existing conditions of the home. For your project to have the best outcome it must involve utilizing those detailed measurements to accurately create a 3d model of the entire home (existing and new) so you can see the impact that the new addition will have upon the existing conditions. For example you may be hiring me to do an addition to the back of your house. I have to create a model of the entire house (not necessarily showing all window and door locations of the front of the house but I still need the overall box footprint and enough detail so I can determine the slopes of all roofs involved in the project. It takes a considerable amount of time to measure and do all the legwork involved in creating those existing conditions before we can even start on the new designs. A tremendous amount of thought-work is involved before starting the new designs! Therefore, I must consider all of that when I work up the initial quote.
